We can draft a new lease for you and deal with all the enquiries that the prospective tenant (or more likely their solicitor) will ask. When drafting a lease we will also discuss whether a rent deposit or guarantor may be appropriate and can draft all the documents. We also deal with the assignment or under letting of a lease.

If the tenant breaches the obligations of the lease you can take steps to forfeit the lease. This means that you can get the property back. The tenant can apply to the court for what is known as relief from forfeiture.

After the lease term has finished the tenant may have left the property in a poor condition. If that is the case you could bring a dilapidations claim which means you claim the costs of putting the property in the condition it should have been left in.
